Customer risk score
A simple 0 to 100 score for each customer, built from how they pay, how their leases end and how they leave your property.
The risk score helps you decide on a deposit, a payment period or a lease before you sign. It is a guide, not a rule, and nothing in the app is ever blocked because of it.
Four parts
| Part | What it measures |
|---|---|
| Payment history | Paid compared with what was due, across their leases |
| Late payments | How many of their active leases are behind right now |
| Contract history | How many of their leases were not cancelled |
| Damage history | Condition left behind at move-out |
The overall score is the average of the parts that have data. 70 or more is low risk, 40 to 69 medium, below 40 high.
Damage history
Damage comes from move-out inspections (an area left damaged costs more than one left only fair) and from deposit lines you tick as damage. With no move-out inspection on file there is nothing to score, so it shows a dash and is left out of the average.
New customers
A customer with no lease history with you is shown as New customer, not as low risk. A first-time customer is unknown, not safe.
Where you see it
On each customer's page, as a badge in the customer list, and under the customer field when you create a new lease. Restricted staff are scored only from leases they are allowed to see.
