Inspections

Record the condition of a unit at move-in and move-out, with photos, to settle deposits with evidence.

An inspection records the condition of the unit at the start and end of a lease. It is the strongest evidence you can have when a deposit is disputed.

Move-in and move-out

Each lease can have one move-in and one move-out inspection. Open the lease and use the Condition records card. List each area (kitchen, bedroom, roof, doors) and mark it Good, Fair or Damaged, with notes where useful.

Add photos

After you save an inspection you can attach photos to it. They are private to your business and to the tenant's portal for that lease.

What got worse

The move-out is compared with the move-in, area by area. Any area that is in worse condition now is listed as a finding. An area that was already damaged at move-in is not blamed on the tenant.

Using it at the end of a lease

When you cancel a lease and keep part of the deposit, the findings appear beside the deduction lines. See Late fees and deposits. Move-out findings also feed the customer's damage score in the risk score.
